As a property investor finding off market property deals, is one of the best ways to be able to buy investment property, below market value.

How to buy off market property at below market value? Well I set this up by working out a fair market price (comps, call estate agents) and then by offering the owner that fair market price, but then working in the discount based on not having to pay for commission and any marketing costs they would usually have to pay.

The 6 ways to find off market property are:
1. Look at property for sale on gumtree and filter by private sellers.

2. Post your own advert on gumtree as a property investor who is looking to buy a property. Be a bit specific here in what you want, but not about the price you will pay for the property. Just mention your property requirements such as you may want a 3 bed, 2 bath, freehold property in this location.

3. Contact estate agents and build relationships with them. As I show you I have estate agents bringing me investment properties just before they are about to hit the market. This takes time to do but can pay off in the long run.
