2.24 it's cannon that ghost play pool in luigi mansion...

2.42 luigi can't see him both due to a GREEN ghost being on a GREEN background. and because it is rumoured only dogs see ghost. humans can't whilst dogs can. hence why polterpup sees it.

3.12 yes in luigi mansion 3 a swarm of rats come out the toilet.
