Bank vs Pag-ibig – Which is Better? 2023 Update

In todays video I’ll be breaking down the difference between bank and pag-ibig financing.

Not every one is capable of paying for their property purchase in cash. That’s why private and government institutions offer housing loans to help buyers own their dream home. The good news is you don’t have to have say, 5M on hand to by a 5M property. You just need the downpayment which is around 30-40% of the total contract price. This can go lower, depending on the appraised value.

When it comes to home loans, there are 2 main financing institutions that offer this: bank and pag-ibig fund (or home development mutual fund).

Now you may ask, what is the difference between these 2 loan institutions? Which one should I go for? Banks are owned by private corporations while Pag-ibig is backed by the government.
