Manchester is undergoing one of its largest regeneration programmes in decades.
Victoria North is a £4 billion long-term regeneration project in north Manchester, led by Manchester City Council in partnership with Far East Consortium. The programme covers around 155 hectares of brownfield land running along the River Irk and north of Manchester Victoria Station.
In this video, I break down what Victoria North actually is, what it will deliver, and where it stands in 2026. The scheme is planned to deliver up to 15,000 new homes over time, alongside public spaces, flood mitigation, transport improvements, and new neighbourhood infrastructure.
Rather than a single development, Victoria North is being delivered in phases over 15–20+ years. Some areas, such as Victoria Riverside and Collyhurst Village, already have homes completed and under construction, while other neighbourhoods are still being unlocked through flood protection and infrastructure works.
