Right now, Ventura County’s median home price is sitting around $750,000 up 2.7% from this time last year. Buyers have still been active, and that’s keeping values steady—particularly in high-demand neighborhoods.
Inventory is still low.
We’re seeing a bit more inventory hit the market, but let’s be clear—it’s still a seller’s market in many parts of the county, which means if you’re a buyer, you need to move quickly when you find the right home. Homes are averaging 42 days on market, but those priced right are flying off the shelves even faster.
What about interest rates?
Well, we’re seeing rates hover around 6% and while that may feel higher than what we were used to during the pandemic boom, buyers are adjusting. I have seen some finance programs in the mid 5s … So, if you’ve been on the fence about buying, now’s the time to talk strategy because as rates continue to drop the competition for that perfect ome will increase
