The April numbers are in, so let’s break down the market data for single-family homes in Oswego School District 308.
Hi, I’m Kurt Clements with eXp Realty in the far west suburbs of Chicago.
At the time of this recording, there are 110 active listings in the district with an average list price of $603,685. Additionally, 166 properties are under contract with an average list price of $520,621.
In April, 63 homes were sold, with an average market time of 50 days and an average sold price of $505,967.
Looking back at the March results, we had 57 homes sold, with an average market time of 33 days and an average sold price of $449,832.
We sold 6 more homes in April, the average market time increased by 17 days, and the average purchase price increased by $56,135.
Looking back at the results from a year ago, the average sold price in the district in April 2025 was $471,511. Comparing that to April 2025 numbers of $505,967, I think it’s safe to say that Oswego School District 308 homeowners have done pretty well!
We still need more inventory in the area and remain in a seller’s market. When we look at the absorption rate, it’s 1.75 months. The absorption rate is the number of homes available (110) divided by the number of sales (63). In other words, selling the existing inventory would only take 1.75 months if no new homes came on the market. So, if you are considering selling your home, now is a great time to act, as we need more sellers to take advantage of the market.
