Historically buildings have been designed using drawings to convey the mental vision to those who are assigned to build it.
Typically there are hundreds or thousands of documents for each project. Each a stand-alone part of the total design. The pieces require human interpretation to tie them together.
Effective coordination between design disciplines and communication of the design to the field are constant challenges. BIM is driving a revolution in the construction industry.
BIM involves using digital modeling software to more effectively design, build and manage projects. It is providing powerful new value to the construction firms that adopt it.
BIM breaks down barriers between disciplines by encouraging the sharing of knowledge throughout the project lifecycle . It encourages closer collaboration to integrate fabrication, construction and operations.
Using BIM improves constuctability, shortens the length of time to complete the building, and positively impacts the bottom line.
A BIM project is not drawn in the traditional sense with lines, arcs and text in multiple documents. Instead, it is built digitally as a database in BIM software. Instead of having to look in separate drawings, schedules, specs and cut sheets for all information on a particular element, all the pertinent information is built into the "intelligent object" in the BIM. Once placed in a BIM model, it will automatically represent itself in any plan, elevation, section, detail, schedule, 3D rendering, quantity takeoff, budget, maintenance plan, etc. As the design changes, the object can adapt itself to adjust to the new design.
This opens up enormous potential for exchange of information between project team members. A more collaborative design and construction project is the result.
BIM can extract data from design models and perform valuable functions quickly and reliably. This differs from traditional fragmented practice of numerous individual sets of drawings.
They can be viewed together to identify clashes, and/or conflicts between architectural, structural and MEP systems.
A trend called "Integrated Project Delivery (IPD) leverages the power of modeling to facilitate collaborative decision making.
The opportunity to collectively resolve what are often contentious, expensive and time consuming conflicts in the field in a non-confrontational, collaborative process during design, while they are still relatively inexpensive to correct is just one of the many BIM benefits.
The powerful combination of modeling and analysis tools with integrated tools and collaborative processes is creating a sea of change. As the adoption of these tools and processes spreads, teams will continue to find new productivity-enhancing ways to leverage the power of BIM
