If you're looking at moving to Renton and you're not sure where to start, or you're seeing all theses houses at different price points, different sizes, different beds and baths on Zillow and trying to make sense of what's what on the map, you're in luck because as a Renton resident myself, I've put together this video to share the differences between the different neighborhoods in Renton to hopefully give you an idea of which one might be best for you.
Now Renton as a whole is a great option to live in the Seattle area. It's a fairly major city smack dab in the middle of the puget sound region, so you'd have no problem commuting to Seattle, Bellevue, even Tacoma is close enough that if you need to get around, Renton is one of the best places to go from. The I-405 and the I-5 both go through Renton, 167 is also nearby that takes you to Kent, Covington, and south, and the light rail is coming soon in the next few years to make commuting even easier. Renton also offers tons of community amenities like parks, hiking, access to the lake and waterfront, plus lots of great restaurants and community events put on by the City and local businesses. Renton is great because it does have a lot to offer as is, but the proximity to Seattle and Bellevue make it all the more worth it. Plus, Renton is very affordable compared to the major cities so it's overall a great deal to live in if you like suburban, quiet living but you also want to be close to the city.
So when we're looking at a map of Renton, let's start at the bottom. Benson Hill, Fairwood, and Talbot Hill are at the very south of Renton bordering Kent and Tukwila, these are your most family friendly AND affordable areas. In these neighborhoods you're close to Valley Medical hospital, close to decently-rated schools, very suburban, and you still get to enjoy the affordable end of Renton. Benson Hill and Fairwood are furthest from the freeway, so if you're looking for quiet I recommend these, but if you want to be close to the freeway then Talbot Hill is a great option. Again these areas are mostly families, some elderly communities, and a handful of young work from homers.
Next, if you go further north you will run right into Downtown Renton and the Highlands. Downtown Renton is home to our city center, it's close to the Landing shopping center, great food and entertainment, you've got TopGolf and Gene Coulon Memorial beach Park, and then the Highlands is our more urban center. Both are also close to decent schools, and these neighborhoods offer mostly small single family homes and apartments. Downtown Renton and the Highlands both get pretty busy since they're in the middle of Renton, they're close to Boeing and the shopping centers, but they're also very affordable, even moreso than our first set of neighborhoods because downtown and the Highlands are more urban, a little higher crime rate, and the houses are generally smaller. But they are close to the freeway here so it's a great area for affordability and easy commuting.
Next as we go further East from the Renton Highlands you will get East Renton Highlands. If you go behind Hazen High School you will find a surprisingly rural area, lots of farmland, the East Renton Highlands is where you can find acreage in Renton. Lots of peace and quiet, further from the freeway, it's very close to Issaquah, and reasonably priced. So if you want to be close to Seattle and Bellevue but you want to rear a few horses and not be side by side with your neighborhoods, East Renton Highlands is the area for you! It's almost funny how different the East Renton Highlands are, but hey, they can't develop ALL of Renton. heheh…
And lastly, furthest north and closest to Bellevue is Kennydale. Kennydale is split into two separate neighborhoods - upper Kennydale and lower Kennydale, upper is closer to the Renton highlands, and then lower Kennydale is right on the water. Both higher end neighborhoods, upper Kennydale is very family friendly, you can find a lot of good size single family here and then it's close to grocery stores, schools, and shopping centers, and being further inland a little more affordable than lower kennydale. But lower Kennydale is the creme de la creme real estate of renton, this is where you get your waterfront homes, your water view homes, this area is only about ten minutes to bellevue, thus it's recent nickname of 'South Bellevue' - lots of huge modern homes constantly being built, but you still get a neighborly feel living in lower Kennydale, plus local amenities like the Lake Washington trail, Kennydale Beach Park, and the Renton Hyatt.
