Eligibility doesn't expire. Some of those other VA benefits like the GA bill do expire. This is something that the veteran themselves don;t understand. We've had veterans from Korea buying houses. Yes, with 30 year fixed loans because otherwise it would be age discrimination to say "I can't give you a 30 year fixed loan because I am not sure about your 30 years" So basically they were setting up their estate for success for the last house they were going to live in. This house I am going to buy right now I am going to FHA." Why? Why are you "saving" it? You don't have to save it.

The other piece here. You CAN have more than one VA loan at a time. This is not an answer you're going to get from 90% of the people. Well more like99%. There is a way to have more than one VA loan at a time. It is not a simple loan A plus loan B can't exceed this number. It's actually a funky little formula. It's something that we need to check. But in general if your two loans are reasonably sized something like if they add up to less than the county limits you are probably going to be close. "Hey, that house that I have in Florida that I am vacating. It has a VA loan on it. But it's in Florida. It was only $100,000 house. I would like to get to San Diego and I would like to buy a $350,000. Can I do that? Yes. "Can I count the rent from Florida?" Yes. "Can I buy again with a VA even though my house in Florida currently has a VA?" Yes. It's called partial eligibility. It's one of those really, really unique categories that most people don't know how to do.
