Today, I speak of the good stuff that comes from having consistent monthly "passive" income in your life. Predictability and the ability to plan and not stress or rely on transactional events, business performance or stock market moves is paramount in my book. Apartment rentals in working class areas of San Diego or other desirable Counties to live in is what provides this predictability. Stable and essential! While the return may not look great day 1 or even year 1, if you accumulate enough units in your growing years (20s to 50s), then you'll have the ability to have as much fun and freedom as you want in your middle to senior years.....and earlier if you start young enough. I don't care for short term rentals because while some months are celebratory, the fluctuation in cashflow from month to month and the emotional involvement or wonder on what next month will look like takes away from peace of mind / engagement in life. Having seasons, fluctuations or just having to think about your investment is what takes away from the juice. Conservative consistency with your finger on the pulse is the key!
