Eight Auckland suburbs have experienced catastrophic declines from their 2021 peak, with Point England losing $482,000 in value (a 33% collapse), Meadowbank down $463,000, and Karaka bleeding 9% per year. The mechanism was pre-scheduled: thousands of buyers who locked in 2.8% fixed-rate mortgages in 2021-2022 faced a brutal reset when those terms expired in 2023-2024, with the Reserve Bank having hiked the OCR from 0.25% to 5.5%. Mortgage payments doubled overnight—from $3,260 to $5,440 monthly on a typical $1 million property—forcing families to bleed $2,000-$3,000 per month just to hold on. The crash is concentrated in suburbs with high townhouse development and investor participation: Karaka, Point England, Meadowbank, Pakuranga, Te Atatu Peninsula, Narrow Neck, Kingsland, and Mount Albert. With roughly 40% of Auckland mortgages repricing in the December 2025-March 2026 quarters, the wave is still running, creating the highest level of distressed sales since 2014. While inner-city suburbs may recover 3-5% in 2026, townhouse-heavy areas will likely remain flat as they absorb massive inventory oversupply—and for families sitting on $300,000-$500,000 paper losses, price recovery doesn't equal personal recovery.
