According to the Karnataka Zonal Regulation Amendment 2025, for buildings up to 12 metres in height (excluding stilt) or 15 metres including stilt, setback norms are now relaxed as follows:

Plots up to 60 sq.m: Front – 0.75m, Rear – 0m, Left & Right – 0.6m

Plots 60–150 sq.m: Front – 0.9m, All Sides – 0.7m

Plots above 150 sq.m to 4000 sq.m: As per previous by-law, pending detailed revision

This major change allows 20x30 and 30x40 site owners to enjoy more usable built-up area and design flexibility.
