In just 9 months, I turned a vacant 18-room apartment building with zero tenants and zero income into a property worth over $800,000, generating massive passive cash flow.

While stuck during COVID, I came across an online listing for an abandoned apartment building in Pattaya, Thailand. Travel restrictions meant I couldn’t even visit the property in person — but the numbers made sense, and I decided to move forward anyway.
Pattaya is a beach town of about 100,000 people, just two hours from Bangkok, with strong rental demand, great beaches, and an active nightlife. Once the deal finally closed at the land office, reality set in fast.
At first glance, the building looked like it only needed paint. That illusion disappeared quickly. A structural engineer’s 200-page inspection report revealed extensive problems: roof and bathroom leaks, cracked walls inside and out, non-working air conditioners, broken tiles, and serious electrical issues. The list felt endless.
I chose an inside-out renovation strategy, keeping the exterior untouched until the building was ready for tenants. Long before buying the property, I had been experimenting with different design ideas. Some failed, others stuck — until I found inspiration in a Southern California-style motel, whose two-tone color scheme and two-story layout closely matched this building.
Since there was one double room at the end of the building, I moved into it during the renovation. That became my temporary home, workshop, and storage space while I tackled the project mostly on my own.
This video documents the very beginning — moving furniture alone, dealing with damaged walls, moisture issues, and creating a livable space just so the real work could begin.
