So this will be the fourth show we have shot on this topic but I don’t care because it’s still one of Real Estates greatest challenges today! As evidenced by a two hour testimony given last week during the Housing and Insurance Subcommittee of the house financial services committee! That’s right our collective grass roots efforts has made it to DC and they are NOW talking about this challenge! As I stated in one of the Appraisal discussions I hosted – don’t underestimate the power of grass roots efforts! This is what can happen! Couldn’t agree more chairman! He also noted that the topic of appraisals is not often covered in the mainstream news media (Which is why we cover it…ah thank you very much) yet it is an important issue that greatly affects the residential housing market. The year 1989 was the last time the appraisal system’s structure received any meaningful update! The two hour testimony also covered the effect of Dodd-Frank on the appraisal system, the declining number of appraisers which is largely due to burdensome qualifications, and the benefits of alternative valuation methods. I was also happy to see the Appraisal Institute showed up and shared their thoughts, specifically speaking to the issue of the declining number of appraisers in the industry: quote “Today, the number of real property appraisers in the United States is in decline, and concerns are being expressed by banks and real estate professionals alike about a potential shortage of appraisers. POTENTIAL?!?! We’re already there!!! What is clear is that all appraisers are being choked by rules and regulations in nearly every facet of their business.” Couldn’t agree more! Ed Brady, Chairman of NAHB, said that the more restrictive appraisal policies implemented in response to criticisms that lax appraisal guidelines caused the financial crisis have resulted in a myriad of appraisal guidelines that are confusing and complex. Sheesh sounds like the Mortgage Industry! He went on to say “Appraisal standards are not clear, best practices have not been well communicated, and enforcement is not occurring in a consistent manner. For all sectors that interact with appraisers—consumers, home builders, realtors, lenders, the Enterprises, mortgage insurers—appraisal quality and appraiser competence remain tremendously challenged”. I couldn’t agree more and this is why I have been involved, this is why we covered this topic, this is why we worked with the WMBA and other associations to bring awareness to the issues and I am glad and proud we did. Go ahead and take your shot at me Appraisers!
