That is a special deed that comes out as a result of a probate estate. The decedent has died, so he obviously cannot sign a deed to someone else. Therefore, once his probate finishes and it is decided by will or by intestate, who will get the property. The personal representative of the estate, the executor of the estate will sign a special deed called a deed of distribution that transfers the property and the personal representative of the estate will sign that deed in his capacity as the PR.
