The Coastal Zone Management Plan (CZMP) for Greater Mumbai has finally been approved by the Union environment ministry. Here are the key highlights and impact of the development

• Centre gives nod to Mumbai coastal zone management plans
• Union ministry for environment and climate change approves zone mgmt. plans
• Plans approved for Mumbai city and suburban districts
• Allows for taller buildings near the shore
• Developers can now receive two-and-a-half times the construction rights
• Construction was earlier restricted because of proximity to coast under CRZ
• Building curbs for plots in CRZ will no longer apply
• Builders were earlier allowed only base floor FSI Index which is 1.33 in island city & 1 in suburbs
• Builders will now be entitled to 2.5 times the FSI
• FSI in the island city, can go up to 4.05, in the suburbs it can go up to 3.4
BMC will give building nod only after notified maps are approved
• Land parcels will open up for development & buildings for redevelopment
Several housing societies and slums in Mumbai will now be eligible for redevelopment
