We attended a leak detection investigation in Muswell Hill after the customer reported water damage and suspected that the bath was leaking. Damp patches were visible, and there was concern that water was escaping behind the bathroom fittings and into the surrounding structure.

During our investigation, we confirmed that the issue was not a plumbing pipe leak. The real cause was a leaking shower tray and a failed bathroom installation. Water was escaping directly through the grout lines and missing silicone seals around the shower tray and bath area. The tiles had been installed without proper waterproofing, allowing water to pass straight through the tiled surface.

As the shower was used, water travelled behind the tiles, underneath the shower tray, and into the floor structure. Once access was gained, we found extensive rot beneath the bathtub and shower area. Timber supports were saturated and deteriorated, and the bathroom had no effective tanking or waterproof barrier behind the tiles. This type of failure often develops slowly and can go unnoticed until serious damage occurs.

Because the shower tray leak had caused structural damage, a simple reseal was not sufficient. After providing a full report and estimate, we carried out a complete bathroom repair. All tiles were removed, the damaged substructure was stripped back, and the area was allowed to dry fully. A new shower tray was installed, followed by a properly waterproofed tanking system to protect the walls and floor.

New wall tiling was then installed, along with a new shower screen and fixtures. The bathroom was rebuilt correctly, with all penetrations sealed and waterproofed to current standards. Once completed, the bathroom was restored to a clean, finished condition, with no visible signs of the previous damage.

This case shows why shower leaks are often caused by failed grout, missing silicone, or poor waterproofing rather than pipework. Tiles and grout are not waterproof on their own. Without a proper waterproof system behind them, water will always find its way through, leading to rot, damp, and costly repairs.
