Exclusive Buyer Agency. The definition was and still is:

"The Practice of representing only buyers and never sellers in a transaction. The company never lists a seller's property and thus never has a seller as a client."

This is directly from the National Association of Exclusive Buyer Agents (NAEBA.org) and from the Nation Association of REALTORs in their publication entitled "Agency: Choices, Challenges & Opportunities." 1993

It is also Repeated in the National Association of REALTORs publication entitled "Don't Risk It! A Broker's Guide to Risk Management" 2000

Unfortunately many confused or unscrupulous real estate agents and brokers mislead buyers by calling an "exclusive right to buy" agreement and "exclusive buyer agency" agreement. That way when a buyer asks "Do you offer exclusive buyer agency?" The real estate agent can say "Our form that says exclusive buyer agency at the top."

Don't be fooled. If a real estate company lists homes they can't be an exclusive buyer agency. And you don't get the loyalty or expertise of an exclusive buyer agency.
