With just a few weeks left in 2021, I thought I’d give you the inside scoop of the best areas to buy in and around Austin, TX. In this video, I’ll be providing you with 6 of the best areas around Austin to buy an investment property.

With the stimulation to Austin’s economy spurred on by an influx of people and business, Austin has continued to be one of the best places to live in America.

Austin’s exponential growth has brought on skyrocketing real estate prices and appreciation never before seen.

Excellent suburbs that surround the city, such as Round Rock and Buda, Austin has many different areas that offer unique real estate investment opportunities for personal use, to flip a house, or for a long-term investment.

With that said, certain locations in Austin are starting to grow in price, making them unreasonable for some investors to invest in.

But there are many areas that are perfect for your next investment property.

I’ve researched the 6 best areas across the Austin, Texas area for real estate investors to be buying rental homes in 2022.
The first area to invest in is Pflugerville.
Pflugerville is an area real estate investors love, and it’s a location that they typically experience a lot of success in.

You can purchase residential properties between $320,000 and $520,000.

Next area is Cedar Park.
Another great location in the Austin, Texas area for investing in rental homes is in Cedar Park, located to the Northwest side of the Austin metroplex.

You can find properties between $350,000 and $550,000.

Next area is Leander, which neighbors Cedar Park.

Not much separates these towns as they are very similar. Leander rental homes do bring an average rent of $2,000/month which exceeds Cedar Park’s average of around $1900/month.

You can purchase residential properties in Leander for as little as $350,000, but Leander also offers many properties around the $600,000 to $750,000 price point.

Next up, we have Hutto

Located on the Northeast side of Austin is Hutto, Texas. With around 28,000 residents, Hutto is set for growth as Austin continues to expand with the influx of industry and people moving to the area.

You can find affordable homes in Hutto, ranging from $300,000 to $400,000.

Next up we have Georgetown!

Georgetown offers a strong, budding community for individuals looking for a great place to live!

If you want to purchase a rental property in Georgetown, expect to pay between $350,000 and $500,000.

And last but not least we have Manor, TX.

Looking at the continued growth of Austin, it is almost apparent that all new developments need to head North or East of the city due to the lack of land offered in the other directions.

And that completes my list of the best areas to invest in, but I do have to mention one last area…

Austin, TX, of course!

What better city to invest than the best city in Texas?

While you’ll have to pay a premium, if you’re able to buy real estate in Austin, do it now!

Take, for example, the hottest zip code in Austin, 78725.

This zip code has appreciated over 50% over the last year and with the new Tesla HQ announcement and the new Gigafactory in construction, there is no end in site for this area.

You can find small older homes to live, flip, or buy for investment and many new construction homes being built in and near this zip code.
Plan on spending anywhere from $325,000 and $400,000. This is over $100,000 less than the median house price in Austin metro.

That’s the one Austin address area you should look into.
Austin will continue to boom, grow, and progress.
You can’t go wrong investing, buying, flipping, and living anywhere within 45 minutes of Austin.

Plenty of jobs, hundreds moving here every day, endless outdoor activities, great people, and home to your favorite Austin realtor, me!
