Dholera is poised to become India’s first planned greenfield industrial smart city. Located about 100 km from Ahmedabad, the Dholera Special Investment Region (DSIR) is designed as a 920 km² urban-industrial hub with 12 zones and six sub‑centres. The project is being led by the Government of Gujarat and the central government via the Dholera Industrial City Development Ltd. (DICDL) and DSIR Development Authority. DSIR’s plug‑and‑play approach promises fully ICT‑enabled land parcels, single‑window approvals, competitive land pricing and a one‑stop investment support system, making it highly attractive for investors.

In this episode we unpack how government policies, fiscal incentives and mega infrastructure projects are converging to transform Dholera into a global manufacturing hub. The state’s Semiconductor Policy 2022‑27 offers a 75 % subsidy on the first 200 acres of land and 50 % on additional land for semiconductor fabs , plus a 50 % capital subsidy for desalination plants, water at ₹12 per m³ for the first five years and power‑tariff rebates . Eligible projects also receive 100 % reimbursement of stamp duty and registration fees and benefit from single‑window clearances . These incentives are expected to draw major players such as Tata Electronics, Vedanta‑Foxconn and others, making Dholera the country’s semiconductor hub.

The video also explores the Dholera International Airport—a greenfield airport being built on 1,426 hectares with two runways (3,200 m and 4,000 m). The airport, owned by the Airports Authority of India and operated by DIACL, is expected to open its first phase by December 2025/26 . It will ease traffic at Ahmedabad’s main airport, support DSIR’s logistics, and act as a key node in the Delhi‑Mumbai Industrial Corridor. Alongside this, the 109 km Ahmedabad‑Dholera expressway (NH‑751), a four‑lane highway expandable to eight lanes, is scheduled for completion in December 2024. New rail projects, including a freight line and a monorail/MRTS with eight stations, further boost connectivity. DSIR also hosts an ultra‑mega solar park (4,400 MW)—1,000 MW is already under implementation.
