Another frequent question that I get from newer real estate investors is whether to get your own #RealEstateLicense or to work with a professional realtor. From my personal experience, I recommend getting your own license or at least have a significant other who has the realtor license for the following reasons.

Number one, you have your own access, you build your own deal flow, you understand that the tools and the technology that the realtors use on a day to day basis to scour the internet, to stay ahead of the game, to get notified proactively when certain deals that match your criteria come on the market, how to request the showing instructions, how to set up appointments. You want to be able to understand that process from A to Z.

Number two, as part of the licensing to get the real estate professional license, they teach you all of the semantics as far as the contracts, the financials, and all of the regulations. You definitely want to understand those processes, especially when you're ready to submit your first offer, you'll have advantage over the other competitors when it comes to putting a very compelling case. What are the different parts of the contract? They teach a lot of these things as part of the licensing course.

Number three is obviously the commissions. 3% of the purchase price could be a very significant amount. Typically, realtors split the overall commission that is paid by the seller, on average it is between the 5% and 6%. One half goes to the seller's agent and the other half goes to the buyer's. If you're buying a lot of real estate, the real estate professional license, will help you generate that additional income from each deal by getting paid those commissions.
