So here's the thing your realtor hasn't probably told you: The Lagos State government through the NTDA has acquired over 780 hectares of land in Epe

Some of the lands that as at when they were sold or marketed to you "were not under government acquisition" are now under government acquisition.

Why?

The LASG/NTDA is planning to build what they call the Epe Mixed Scheme and Labour city Scheme.

What's the Epe Mixed Scheme and Labour City Scheme about?

NTDA (Lagos New Town Development Authority) says "the proposed Epe Development scheme was conceived and intended to be designed as a Site & services scheme and Private
sector scheme, this became necessary as result of the fast growth of unauthorised, major contraventions and haphazard
developments identified within the area. This necessitated lands bureau and New Towns Development Authourity to seek the
approval of Mr governor to sanitize and develop a scheme in an area not earmarked as Agricultural zone"

"The main purpose of the Authority (NTDA) is to control the spread of these illegal development in order to
curb the propensity of the proposed scheme areas to further encroachment, identify features and characteristics that will
enhance and to also aid the seamless 𝙥𝙝𝙮𝙨𝙞𝙘𝙖𝙡 𝙥𝙤𝙨𝙨𝙚𝙨𝙨𝙞𝙤𝙣 𝙤𝙛 𝙩𝙝𝙚 𝙡𝙖𝙣𝙙 𝙗𝙮 𝙩𝙝𝙚 𝙨𝙩𝙖𝙩𝙚 𝙜𝙤𝙫𝙚𝙧𝙣𝙢𝙚𝙣𝙩 and also provide infrastructure"

The phrase in italics shows the government is acquiring/possessing these lands...

Note this...

The Epe mixed development scheme and Labour city
comprises of 3 Phases, the first phase consist of eight zones which cover approximately 781 hectares, 𝐥𝐨𝐜𝐚𝐭𝐞𝐝 𝐛𝐞𝐭𝐰𝐞𝐞𝐧 𝐈𝐭𝐨𝐤𝐢𝐧
𝐫𝐨𝐚𝐝 𝐚𝐧𝐝 𝐄𝐩𝐞-𝐈𝐣𝐞𝐛𝐮 𝐎𝐝𝐞 𝐞𝐱𝐩𝐫𝐞𝐬𝐬𝐰𝐚𝐲.

So, if you have anyone selling lands to you within this location without a CofO, RUN.

Not just this said locations, anywhere in Epe without a CofO title isn't safe to invest anymore because the government has a lot of plans for Epe and it's just getting started with Itokin and Epe-Ijebu Ode expressway.
