Following demographic changes and the rising demand for school places in Manchester, Premier Modular was appointed by Manchester City Council and worked in partnership on the scheme with ISG.

Beaver Road Primary School was one of eight school building projects delivered in just 14 months for the Council.

Offsite construction and the use of standardised school designs – informed by lessons learned in phase one of the scheme – delivered cost certainty and a programme saving of 10 weeks compared to in-situ construction.

The three-storey school has provided 2,380m2 of accommodation for 550 pupils aged 9-11, and was designed to achieve a BREEAM Very Good rating.

The building also achieved high EPC ratings – with its highly efficient and precise construction to minimise heat loss and its sustainable natural ventilation system.

The facilities included a fully equipped sensory room, 14 classrooms, IT suites, offices, a kitchen, and a double height sports hall. An external play area was also provided at first floor level.

Premier was engaged from the early design stage and used digital construction to BIM Level 2 for design co-ordination, ensuring a DfMA approach to avoid reworking on site.

ISG’s bespoke Data Capture Process provided automated collection and input of COBie data from the whole supply chain resulting in Manchester City Council's first fully integrated BIM Level 2 Asset Information Model which easily integrated with the Council’s Computer Aided Facilities Management (CAFM) systems.

The steel-framed modules were optimised to suit classroom sizes and site constraints. The buildings were clad in timber-effect fibre cement board to the front elevation. Curtain walling maximised natural light.
