Mapletree Logistics Trust's China Woes and Debt Profile: An In-Depth Review

Mapletree Logistics Trust (SGX: M44U) was Singapore's first Asia-focused REIT when it was listed back in July 2005. The REIT was also added into the country's benchmark Straits Times Index in December 2019.

As of the end of the first quarter of the fiscal year 2024 ended 30 June, the logistics REIT's portfolio comprises 188 properties in 9 countries including Singapore, with a total assets under management of about S$13.4 billion.

In this video presentation, you will find my observations on the REIT's properties in China, which is currently a headwind for the REIT due to an oversupply of logistics space leading to an increase in vacancy nationwide, along with negative rental reversions for new and/or renewed leases.

Additionally, I will also be sharing my thoughts on its debt profile, considering some retail investors may be concerned about it as interest rates continue to remain at a high level at the time of posting.
