How to Fix a Leaky Basement

Leaky Basement Repair Solutions – Joint and Void Filling Injection

Scope

A contractor was asked to seal a leaking cold joint in a basement between the wall and floor. The cold joint previously had a crystalline product applied and an epoxy coating was placed on top to re-seal the floor.

Following the aforementioned treatments, the homeowner noticed water pooling on the floor after heavy rains and decided to find a solution to stop the water intrusion permanently.

Leaky Basement Solution – Detail

Mid-west technical rep Chad Simonek was called out to advise on the SealBoss 1510 leak sealing injection process as well as to demonstrate a small, light-weight, and quiet injection pump – the SealBoss P2002 injection machine.

After a thorough inspection and based on the conditions on the jobsite, it was determined that the floor was roughly 8” thick and poured slightly deeper towards the walls. The leakage was occurring through the cold joint between the wall and the poured slab.

Half inch holes were drilled at a 90 degree angle and full depth into the slab, parallel to the wall, and ten inches from the wall, spaced at one foot apart.

Leaky Basement Repair

Once each hole was drilled, water would fill the hole indicating heavy saturation of the substrate along the entirety of the wall. I was determined that there was a void below the slab that would be filled with foam during the injection process.

After all holes were drilled, packers were placed at half depth and only hand tight for easy removal, and injection would start on the side closest to the stub foundation wall leading to the crawl space.

The first packer was loosened, then placed at full depth and retightened, while the next packer in line would be removed.

This process would allow the injector to see material travel and to provide a path of less resistance for the reaction to off gas and any displaced water or soil to escape from below.

Each packer would be injected until catalyzed foam was seen coming out of the adjacent hole. Each packer was reinjected a second or third time, till refusal or sufficient buildup of pressure.

This technique would result in a combined joint injection and void filling injection procedure which was deemed to be the best method to seal the basement leak efficiently and permanently.
