This chart shows you the number of loans that are maturing by year from 2024 at the left to 2033 on the right that might be in trouble. And by that, we mean we think that the value of the building is very close to the value of the loan or perhaps slightly less.

And when that loan matures, that seller's really going to be in a bind because the bank won't be very excited about renewing the loan at the current level. The seller's going to bring cash to closing to refinance it. So the light blue part of the chart is office.

So you keep hearing about office having a lot of trouble. This is where you see the evidence of that. The office market overall is smaller than the multifamily market, and yet it's got more than twice as many troubled loans as the apartment market does.

But that being said, the apartment market still has a share of loans that are troubled. So the number of highly motivated sellers who've got to sell their apartment buildings is a little bit bigger than you might expect. Not as big as the number of motivated office building sellers, but they're still out there.

The media's not talking about this, but this is a trend that at Ironton Capital we're following very, very closely because it creates opportunities to get good values for you, our investor.
