In the northern portion of the property is approximately 26 acres of Platte River South Channel hunting and recreational habitat.

The well is located on the west edge of the field and this is a gravity irrigated field. Soils in this field are Class I Hord silt loams and it is nearly level.
The building site includes an older house, a large wooden barn and 2 smaller storage buildings. The status of the house is unknown to the Personal Representative. The Barn appears to be an renovation project to keep your big boy toys in. The house is unoccupied at this time.
The cropland of the property is leased out for the 2022 growing season. The current lease is a 60/40 share lease. The Tenant indicates that the cropland historically nets the Owner about $8,000 annual income from the lease. The current Tenant would like to continue leasing the farm.
