Hey Lauren Hughes here I wanted to touch a little bit more on as is houses and how to protect yourself because the buyers for these houses, they are more diverse, they buy and sell properties a lot. So they are professionals, they're also going to try what I've seen a lot lately even though your house is sold as is, which means you're not fixing anything. So they're waiving their right to an inspection objection or inspection resolution, those two features, they tend to leave the inspection termination in there to allow them to back out of the deal.

Now the issue with that is I've seen a lot of investors use that as an inspection objection, which means they're going to object to something they're going to try to lower the purchase price. I've seen 1020 $30,000 this year for home sellers that are selling as is they think that they've got to like a got a purchase price, but investors are using that termination that inspection termination against the sellers because they said they say they're gonna walk which is there right with that termination. So make sure you're watching yourselves.

And also I think it's very important if you have an asset, his house, get an inspection, let people know what they're buying because the more information you give them, the better and then they know they don't have to assume as many risk when they buy it because you're not selling to someone that's going to live in the home you're living you're selling it to a professional that's doing it for a business so it's a little bit different than selling house the traditional means with you know, it's not as is it's, you know, you will fix things so if you guys ever have any questions on the best approach to sell your house, my door is always open.
