Real estate is regarded as an illiquid asset and, if you need to cash it out on short notice, real estate is hardly an effective asset class. The concept of liquidity in real estate is actually just which asset class may sell earlier than the other, as there is no real liquidity that exists in real estate.

In Pakistan, we have certain real estate assets which can sell quicker than the others, such as files that may sell quicker than plots, plots that may sell quicker than houses or apartments.

For me, a rental property that is generating income and cash flow is much better than a property that offers a quicker sale. The main reason is that a cash flow property will keep giving a chunk of its capital back to you every month.
