Most real estate loans 💳 require you to personally guarantee them.

S-Corp vs. Partnership:

In an S-Corp, even if you personally guarantee the loan, the basis doesn’t increase 📉

Example: $100k down, $500k property, $400k loan → in an S-Corp, that $400k doesn’t count toward your investment

Result: losses from the property may not be deductible on your personal return ❌

A partnership, on the other hand, properly increases your basis, giving better tax benefits 💰✅
