We pull all market data directly from our Local MLS on the last day of the month and then graph the data and analyze it looking for trendlines.

We pull all Active listings and break them down into 2 categories, one for Condominiums and the other for Single Family Homes.

We then take all Closed Sales and Expired Listings for the 90 days prior to that last day of the month and divide each of those figures into the active condo listings. This way the snapshot in time shows accurately the demand in relation to the actual supply.

We do this same exercise for Single Family Homes.

The result is you get real time data on the local target market's supply (active for sale) and demand (closed sales and expired listings in the previous 90 days), and put the data in context using percentages.

The cities we do this for are Miami Beach (South Beach, Mid Beach and North Beach), Surfside, Bal Harbour, Bay Harbor Islands and Fisher Island.
