Thanksgiving week closings in Houston were actually up year over year, showings are strong, and buyers are still getting into homes even with all the noise about the Fed and interest rates. At the same time, inflation reports are cooling off and the Fed is under pressure to cut, which could give us more relief on rates.

The other big story is non QM loans. These are alternative mortgage options built for self employed borrowers and investors who have good credit and assets but do not fit the traditional tax return box. Non QM is already a growing slice of the market and could be close to one third of loan volume next year.
