39 Martin Place by Tzannes is a 28-storey commercial tower situated above the southern entrance of Sydney’s Martin Place Metro Station. The project exemplifies a forward-thinking approach to urban intensification, heritage sensitivity and design excellence within Sydney’s evolving civic heart.

The tower integrates directly with Australia’s largest public transport project — the Sydney Metro — drawing natural light deep into the station below and providing new public connections at street level. Its ceramic-clad façade and refined architectural detailing acknowledge the adjacent heritage-listed 50 Martin Place, creating a dialogue between old and new that enriches the urban fabric.

As part of the project’s sustainability strategy, Shade Factor supplied motorised internal roller blinds throughout, linked to a KNX building automation system for intelligent daylight and energy control. The system supports the building’s environmental targets, including 6 Star Green Star Design and As Built and a 5.5-Star NABERS Energy rating, contributing to occupant comfort and long-term operational efficiency.
