Hey guys! You are NOT going to believe the price of this house! 🤯

Welcome back to the channel! Today, my mind is absolutely BLOWN. We are in the Ocean Palms community checking out the "Long Leaf Traditional" by Toll Brothers, and I am still in shock over the value here.

If you are looking for a retirement home or a vacation spot in Brunswick County—I’m talking Ocean Isle Beach, Shallotte, Sunset Beach, Leland, Oak Island, Holden Beach, Supply, Calabash, Bolivia, or Southport—you need to see this "cutie."

Why I Am Obsessed with This Home:

The Price is UNREAL: We are talking over 2,500 square feet (close to 2,600!) for under $600,000. Specifically, $597,000. The finish level and quality for that price? Phenomenal.

Kitchen Goals: The island is one of the biggest I’ve ever seen. You could fit four huge stools there easily. Plus, those floor-to-ceiling cabinets? Gorgeous.

The "Secret" Garage: I admit, I was fooled at first! It looks like a standard garage, but it’s actually a 3-car tandem. Plenty of room for two cars and your golf cart (which is a total must-have down here!).

Huge Primary Suite: 8ft doors, luxury vinyl plank floors, and a closet you can customize a million different ways.

🚧 Let’s Be Real For a Second: You know I always keep it honest with you guys. This home does back up to the main road (Ocean Isle Beach Rd), so there is a little bit of road noise in the backyard. BUT, the builder put up a massive berm for privacy, and honestly? After a day or two, it just becomes white noise. For this price and this square footage, it is hands down the best value in Brunswick County.

⚠️ Don't Go to New Construction Alone! The on-site agents are super nice, but remember: they represent the builder, not you! I would love to be your guide and look out for your best interests. And the best part? It doesn’t cost you a penny to have me represent you (the builder pays my fee!).
