I'm always amazed at the amount of money that homeowners waste on home improvements that add value only to discover that these projects add no value whatsoever.

Imagine remortgaging to do home improvements that don't add value? You will end up paying for them for the life of your mortgage and you may not even live in the house anymore which makes it even more stupid.

I'm Tom Norris, I'm an architectural designer and I have been making money from property for over 30 years. In this short video I hope to impress on you the worst home improvements projects you can do to add value as most of them add no value whatsoever to your property.

1: High Maintenance Gardens - A beautiful garden with loads of plants and flowers looks lovely, will help you to sell the property but many homeowners do have the time or the interest to kook after a high maintenance garden. Some homebuyers will be put off by the cost of changing the garden and loads of homeowners have hayfever issues.

2: Burglar Alarm System - It's great if you can buy a house with a burglar alarm system but few homeowners would pay more for a house with an new burglar alarm. The lesson here is to install one if you want it but just remember you won't get your money back.

3: New Conservatory - This is one of the worst offenders. If your property is of interet to older / elderly people you might get lucky and get a few bob for the conservatory but in general it adds little or no value simply becuase most people know that a conservatory is too hot in the summer and too cold in the winter. All it really becomes is a storage area.

4: Wall to Wall Carpets - Again, wall to wall carpets look nice and will help to sell the property. The problem is, most people when they move into a property want to redecorate and move things around a bit so in effect new carpets create more problems than they are worth.

5: New Central Heating System - If you have an old heating system and you are thinking about selling then the samrt money says that you should upgrade only what is necessary as you won't get the money back if you install a lovely new heating system.

6: CCTV System - A complete waste of time if you think that by installing a cctv system you will put the value of your house up.

7: New DPC - Of course it's important that your house doesn't have loads of dam. If it has it will be a hard sell. Only do work that is absolutely necessary because homebuyers won't pay for improvements that they can't see.

8: New Wiring - Its lovely to give the house a rewire if it needs it but the recommendation is that you upgrade onky the essentials as again, homebuyers won't pay for improvements that they can't see.

9: Replacing the Windows - Its a fallacy if you think you will get the money back if you invest in new double glazing. It will help to sell the house quicker but the recommendation is that if you are selling upgrade the essential only.

10: New UPVC Porch - One of the worst home improvements you can carry out. In many cases, a badly designed porch will down value the house rather than adding value.

11: Laminat Flooring - Most homeowners now realise that Engineered Flooring or real wood flooring is what the want so laminate flooring is not something that wil add value.
