There are a few things to take into consideration when trying to buy a home and when you try to get an offer accepted. First, you'll want to self-assess you and your family's goals, taking into consideration your budget as well. Make sure your home investment or purchase suits your family's needs - such as the amenities the home offers, nearby parks, public transit, gyms, day care options, stores, and of course, the neighborhood you're living in - don't sacrifice the long term necessities for short term gain.

You'll also want to get familiar with the real estate market you're in, whether that be in Kansas City, Los Angeles, Las Vegas, or anywhere else, each market has its differences and should definitely be something you take into deep consideration. You might have to negotiate differently dependent on where you're living, so be adaptable, and understand your market.

You need to make yourself available and act FAST - especially in a seller's market. Get a mortgage pre-approval, because a seller won't want to wait for you when there's likely a line of buyers behind you that are already prepared and ready to go. Make sure the seller has all the information they need to get ahold of you so you can answer any necessary questions and they can get clarification for any issues or circumstances as fast as possible. You want to make things easy for the seller, and you want to make sure you stay on their radar.
