In this episode, Joseph reviews the second step of building an ADU. The second step is Underground Mechanical of your garage and trenching for plumbing. In this episode, you will learn what you need to know, where to trench, how deep the trench is, and how to install underground mechanicals.

Joseph reviews underground mechanical, emphasizing the three types of branching; plumbing, electrical, and sewer. In this video, you learn the importance of knowing where everything is going before starting plumbing because changing underground plumbing becomes expensive.

This ADU is 370 sqft, garage conversion with no addition. The ADU has a full-size kitchen, custom countertop, and high-end appliances and is lit by a skylight. The ADU has one medium size bedroom, with built-in closet spaces and a sliding door that leads to a big and spacious backyard. The ADUs' bathroom includes floor-to-ceiling tile, a tub, a vanity, and high-end finishes. The ADU will rent for $2,500 and will be an excellent secondary source of income for the homeowner.

Joseph Peretz and his team, designed this ADU as a garage conversion,.They also ran the permits through the City of Los Angeles Building and Safety (LADBS). This included Architectural plans, Mechanical plans, Title 24, and completion of clearances like the Bureau of Engineering (BOE), Bureau of Sanitation (BOS), and Department of Water and Power Encroachments (DWP). Which is all needed to receive a permit to build the ADU.
