Buy a set of light strings plus and extra B string, any gauge. for acoustic or electric if you're doing this for an electric. Get rid of the low E, Put the A string where the low E normally goes, tune it up to B
4th string replaces 5th, tune to E
3rd replaces 4th, tune to A
2nd replaces 3rd, tune to D
1st replaces 2nd, tune to F#
Now your extra B replaces the first string, but gets tuned to a normal B string tuning, same octave as the 2nd string in standard tuning.

It sounds pretty magical, and you might be able to justify getting that other guitar you've been thinking about if this one is strictly for this tuning. :-)
