In 1905, Alberta was formally established as a province that many people preferred because of its thriving economy. The vibrant economy offered a very conducive environment for the growth of the real estate industry.



Homesteaders searching for fertile and cheap land started occupying vacant land in the west. The expansion of the railway also increased the rate of settlement. The Stettler settlement came about primarily to accommodate people involved in the construction of the railroad. Another settlement that arose as a direct result of the expanding Canadian Pacific Railway was Banff, which was and is a favorite tourist destination. These are just examples of the numerous settlements that cropped up in the early 1900s because of the Canadian Pacific Railway, British Columbia Railway, and Edmonton and Dunvegan companies.

Another development associated with the railway was the establishment of mining towns to cater to the growing demand for coal. Towns that came up as a result included Frank, Vegreville, Blaimore, and Drumheller. Agriculture and natural gas industries created an increase in the growth of population, which in turn created the need for housing, schools, and streets.

Edmonton

Edmonton experienced rapid economic investment when it became Alberta's capital in 1905. The real estate industry received quite a boost in investment infrastructure, and just a year after becoming the capital, Edmonton had many improvements related to real estate. The following decade saw the development of schools, streets, sewage and water lines, as well as the construction of low and high level bridges. Buildings made of bricks replaced the ones made of wood. These buildings were used for a wide variety of functions, including housing the Alberta legislature, which first sat in 1909.

Infrastructural development and population growth pushed Edmonton forward both economically and demographically. Land speculation was very popular during this period, and people from various backgrounds joined in on the boom.
