Days on Market: Homes are taking longer to go from active to pending, benefiting buyers with less pressure to decide quickly. Sellers need patience as homes stay on the market longer.
Median Price per Square Foot: Still high, as buyers prefer renovated homes over fixer-uppers, driving up prices.
Total Dollar Volume of Sales: Just over $83 million, down 25% month-over-month and 54% year-over-year. This decline offers buyers negotiation opportunities.
Months of Inventory: Inventory is up almost 40% year-over-year, giving buyers more choices. The market is moving towards a buyer's market with increased inventory.
