San Mateo County just saw a massive jump in real estate sales volume, and that matters more than almost any other metric.

Year over year, total sales volume surged by nearly fifty percent. That kind of increase does not happen by accident. It tells us activity is up, demand is back, and buyers are re entering the market in a meaningful way.

Single family homes are driving much of this surge. More homes are selling, prices are rising, and competition remains strong despite higher interest rates compared to prior years. Inventory is still tight, which continues to support prices and keeps this firmly in seller market territory.

At the same time, condos and townhomes are telling a different story, with softer demand and longer days on market. That contrast is important for both buyers and sellers when deciding where opportunity exists.

Sales volume reveals where money is actually moving. And right now, San Mateo County is seeing a clear resurgence in activity heading into 2026.
