We discussed and traced the history of real estate regulation in the Philippine starting with the creation of the National Housing Authority (NHA) during the martial law era through the passage of Presidential Decree No. 957. The regulatory and adjudicatory powers of the NHA were transferred to the Human Settlements Regulatory Commission (HSRC) by virtue of Executive Order No. 648. The HSRC was renamed Housing and Land Use Regulatory Board (HLURB) by virtue of Executive Order No. 90. HLURB was merged with the now DHSUD by virtue of Republic Act No. 11201.
