Описание к видео Understanding Michigan’s Open and Obvious Law ⚖️ | What Homeowners & Business Owners Need to Know

Are you familiar with Michigan’s Open and Obvious Law? It’s a rule that used to protect property owners when hazards were considered “obvious” to the public — but recent changes have dramatically shifted that responsibility.

In this video, Tammy Brown explains what the Open and Obvious Law means today and how it affects homeowners, landlords, and business owners across Michigan.

⚖️ What the Law Used to Mean:
If someone saw you mopping a floor or a cord stretched across the room, it was assumed they should be careful — and if they slipped or tripped, the business wasn’t responsible.

🚫 What’s Changed in Michigan:
Now, the law no longer protects property owners automatically. If there’s a potential hazard on your property, you’re expected to take proactive steps:

Post signs (e.g., “Wet Floor”)

Dry areas quickly or use blowers

Salt and shovel during snow or ice

Take reasonable precautions to protect visitors

🏠 What Homeowners and Business Owners Should Do:
If you invite people onto your property, you have a legal duty to keep it safe. That means identifying risks, maintaining walkways, and preventing accidents before they happen.

👉 Have questions about how to reduce your risk and keep your insurance premiums lower? Let’s talk. I can review your property and help you build a risk-reduction plan that protects you — and your visitors.
