Описание к видео Trails, Timber, & Creek Frontage in Clarke County, Mississippi

Looking for a place to unwind, hunt, or just escape for the weekend? This 175-acre tract in Clarke County, Mississippi might be exactly what you’ve been searching for. Tucked just south of the village of Pachuta, this property has no building restrictions — meaning you can build that cabin you’ve always dreamed of, set up a camp house, or park your RV and relax under the pines.

With almost a mile of frontage on U. S. Highway 11, you’ve got easy access to this gated property. Located halfway between Laurel and Meridian, CL175 is super convenient for weekend trips or a full-time getaway. Electric service is available from the road through Mississippi Power Company.

PROPERTY PERKS. You’ll find good internal trails that make it easy to explore — whether you’re on a four-wheeler, horseback, or just taking a peaceful walk through the woods.

The land is home to an 18-year-old pine plantation, making it a solid timber investment, and you’ll also spot plenty of big red and white oaks scattered throughout.

One of the real highlights here is Pachuta Creek, running for nearly three-quarters of a mile along the backside of the property — a beautiful, natural feature that adds so much character. There’s also Dry Creek, a small seasonal creek, down in the southeast corner. During dry months, Dry Creek becomes a great little trail to explore and catch glimpses of some of the native wildlife. And… speaking of wildlife…

For the hunters — this area is loaded with South Mississippi wildlife. You’ll find whitetail deer, turkey, and plenty of small game. The pipelines even give you sight lines that stretch nearly half a mile — perfect for planting food plots and setting up a stand or two.

Whether you’re after recreation, timber income, or just a quiet retreat, this tract has a little bit of everything Mississippi landowners love.

NEARBY ATTRACTIONS. With its proximity to both Laurel, MS and Meridian, MS, CL175 is less than a 30-minute drive in either direction from great restaurants, shopping, and even additional recreational activities.

Meridian, MS, offers numerous cultural and culinary opportunities. Mississippi State University’s Riley Center hosts many concerts and plays throughout the year. Hometown of the father of country music, Jimmie Rodgers, the city hosts America’s longest running music festival each May in his memory. Meridian is also home to the Mississippi Arts + Entertainment Museum and the Mississippi Children’s Museum. Meridian is also home to many excellent restaurants including Mississippi’s oldest restaurant, Weidmann’s, which opened its doors in 1870.

Laurel, MS, is the showcase town for the hit HGTV series “Home Town.” Fans of the show can take golf cart or walking tours around town to see some of the homes that have been featured on the renovation program. The downtown area has a unique blend of local restaurants and boutique shopping. Laurel is also home to the Lauren Rogers Museum of Art, one of the South’s finest museums, and the Veterans Memorial Museum.

Clarke County, MS, offers some nice recreational options for those who enjoy life outdoors. These include Dunn’s Falls Water Park and the Chunky River. Dunn’s Falls is a local favorite for day trips and picnics, while the Chunky River is a popular canoeing, kayaking, and fishing waterway. Additionally, Archusa Creek Water Park and Clarkco State Park are mere minutes away near Quitman offering even more chances for fishing, boating, and camping.
