The $2.5 billion District Wharf—commonly referred to as simply “The Wharf”, lies along one mile of the Washington Channel of the Potomac River in Washington, DC. Constructed over a decade, the 24-acre development includes 3.5 million square feet of mixed use residential, hotel, office, restaurant, retail, and cultural space. Amidst expansive parks, piers, docks, marinas, promenades, and live music venues on the Southwest Waterfront, The Wharf opened in October 2017 and the second and final phase was completed in October 2022. With the construction completed, the final quadrant of Pierre L’Enfant’s historic city plan was realized. Sustainability and resilience were key components of the project designs and construction, especially due to the development’s proximity to the Potomac, which has seen an approximately six-inch rise in the water level over the past 50 years.
As a whole, the neighborhood achieved LEED Gold status, and all of the newly constructed buildings achieved LEED Gold or Silver certification. The Perkins Eastman team created an integrated, state-of-the art new standard for public realm, architecture and planning that honors site, history, and community. Various architects and many community meetings yielded a plan that would be 60% publicly accessible and provide mixed-income housing. 100% of stormwater is managed onsite, helping divert up to 33 million gallons of untreated runoff from the Channel. Significant energy reductions and other environmental benefits are achieved through use of co-generation systems, green and high-reflectance roofs, and biodiverse plantings.
The installation included over 150,000 square feet of below grade foundation waterproofing, waterproofing of stormwater management cisterns, and 200,000 square feet of Hydrotech® Monolithic Membrane 6125® hot rubberized asphalt waterproofing under what would become the public streets and plazas set ten feet above the water line. Prospect Waterproofing Company worked simultaneously on 6 individual buildings for 3 different general contractors. At the completion of the roofing system, the roofing contractor installed board insulation and drainage board before covering them with architectural pavers, stone pavers, steppingstones, porcelain pavers, and intensive or extensive green roofs with biodiverse plantings. In total, 35,000 square feet of the Garden Roof® Assembly and 125,000 square feet of the Ultimate Assembly® were used across the 6 buildings. A unique public-private partnership, The Wharf’s visionary, year-round destination serves as a model for future urban waterfront development. Together, this overall design not only contributes to minimizing the stormwater runoff from entering the Potomac River and DC’s aging infrastructure system, but it provides lush amenity spaces for showcasing tranquil views of the Potomac and monumental views of the Washington, DC skyline.
