When it comes to value-add multi-family real estate at Trion, we target assets that are in high growth areas, and we target assets that have been under legacy ownership, meaning that they have been under the same ownership for an extended period of time. We target these assets which are 'tired' and need some TLC, we buy the asset, and we put in a large amount of capital improvements.

At Trion Properties, we typically focus on class-B properties, as they are more affordable and they also perform better during downturns. We avoid class-C because often, during a downturn, they are the first to struggle, and we avoid class-A because the large rents tend not to hold during a downturn.
