Are you interested in purchasing a cabin in the North GA mountains as a short term rental investment?
In this video, we discuss all the things you need to know or think about when it comes to owning a short term rental, especially in the North GA mountains.
#1 - STRs are considered a business by most local governments, which means you have to apply for a business license and pay occupational tax, just like a hotel.
#2 - Various costs involved in owning and setting up a STR, such as furnishing it, supplying pots and pans, towels, linens, among other things. You also have to consider safety measures like coded locks that can be changed after each guest, fire extinguishers and insurances to make sure you and the property are protected, should something ever happen. You also might want to consider employing the help of a property management company to handle bookings, cleanings, deposits and payments.
#3 - Location, location, location - First, you want to make sure that you are in a good area that has a larger tourist draw. Then you want to consider the proximity of the home to town and other tourist attractions, as you don't want to be too far from the center of everything. Finally, you'll want to consider the view, as most tourists want to have a good view of the mountains when making their rental choice.
#4 - KNOW the local regulations. Some counties or cities may have bans against short term rentals, or they may have ordinances and regulations in place that would severely limit the possibility of operating a short term rental. Before you decide on an area that you would like to have a short term rental, make sure you know the local regulations. Definitely while you are under contract and still in due diligence, you will want to make absolutely certain that you can do what you want with the property before you purchase something that ends up being a bad investment.
