Among the many provisions introduced by the real estate regulator through the Real Estate (Regulation and Development) Act (RERA), 2016, that favour the buyers, one was that the sellers or real estate developers could only sell units based on their carpet areas, and not built or super built-up areas.
Homebuyers are often curious to know about the RERA carpet area.

According to the Real Estate Regulatory Authority (RERA), carpet area means an apartment's net usable floor area, excluding the area covered by external walls, areas under service shafts, exclusive balcony or verandah areas, and exclusive open terrace areas. However, it includes the area covered by the internal partition walls of the apartment.

Whereas the super built-up area includes the carpet area with terrace, balconies, and the areas occupied by external walls. It also includes common and shared construction, such as lifts, stairs, and clubhouses. The difference between the super built-up area and the flat’s carpet area is a loading factor.

Mostly, builders use the loading factor on a carpet area to arrive at the super built-up area. It is used to add constructed spaces not exclusively allocated to the allotted.

It mostly includes shared areas like lifts, lobbies, staircases, amenities, and a part of the terrace and balcony.
Super built-up area = Built-up area + common areas (stairs, lobbies, lift, pool, etc.) + loading factor

An important point to mention here is that still majorly the per square foot (psf) rate of the flat is based on the super built-up area, which is usually called a saleable area. The built-up area is 10 to 15% more than the carpet area while the super built-up area is 20 to 40% more than the carpet area.
