The biggest competitor for the trust deed investor is the Institutional Capital provider. They offer very competitive rates to hard money brokers and make the purchase of their loans very simple.

Trust deed investors will see rates increase when the amount of capital looking to fund hard money loans decreases. This will happen when there is enough uncertainty in the market that institutional capital becomes less aggressive.
