Chat GPT can be used as a tool for business, another source of leverage, and an aid for agents with ADHD!

Reminder:
“If you put great input into it, you will get great output back.
If you give a generic question, it will probably give a generic output.

How to talk to ChatGPT? Give it a role - depending on the task that you want to assign it
Assistant
Social Media Expert
SEO Expert
Real Estate Expert
Psychologist
Script Master
Real Estate Coach
Chef
Personal Assistant

Where can you use it for?

Writing Listing Descriptions
Example:
“You are a real estate expert. Write me a listing description for my new listing. The description should walk a potential buyer through the home pointing out details and giving great information. The tone is friendly and professional. Keep the verbiage medium length.”
The average reading level of Americans is in between 7th and 8th grade. Assign a tone, you can choose how you want it to sound. “Please write this at a 7th grade reading level.”
Add the details
“The house is 3 bedrooms, 2 bathrooms, single story, 1700 sqft home in an HOA with a private pool and priced at $650,000. Updates include new HVAC, new patio roof, and updated kitchen and bathrooms.”
You can add the address but be cautious that ChatGPT owns the data that is inputted to it. It is owned by a few different companies. Use your best judgment.
ChatGPT allows you to edit and you can request for other options if you do not like the response.
Social Media Post/ Video Scripts
“Now pretend you are a social media manager, I want a short blurb to use in a video describing this house. Do not include a short list, I will be standing in front of the house for the video.”
You can say please and thank you in the beginning and as time goes you will feel more and more that it is a computer.
Make it fun.
“Write it in pirate speak.”
“Write it as a cave person.”
Writing a Relocation Guide
“You are a copyright expert. We are going to create a relocation guide for the Gilbert AZ area. This will be sent to potential buyers who are moving from out of state. We will include a section for communities, schools, economy and tourists attractions. First, write an outline for this ebook.”
It should know about your area and may give more information that you may now know of- double check it first too. A lot of these are general information that you can use in your social media posts too.
Recommendation:
Use the paid version if you are using chatGPT daily, it is $20/ month.
Managing your tasks and to do- task lists
“Help me manage my task list for today, I have ADHD and I am feeling overwhelmed. Where do I start?”
It will give you ideas. You can even give it your list. It can give you timelines and errands. It will help you prioritize.
Creating monologue for clients
“Create me a short monologue blurb about life in Gilber for my ideal client.”
Creating Images
The more in depth you give it, the better response it is going to be.
The images are not very realistic and have an AI feel. It could work well for quick social media posts
Creating customized GPTs
Creating an assistant that you can talk to. Example “NeuroDiverse Real Estate Assistant”
You can ask about symptoms or you can ask for help for example:
“Help me deal with a situation of rejection sensitivity, my client is loud firm person and I tend to take all of their responses to heart. How can I respond better?”
Summarizing books
“Summarize the One Thing Book and give me 5 ways to apply it to my business today.”
